Description of Property  

This site is currently zoned as Community Facilities in Councils Planning Scheme 2021.

A Development Application would be required for use of the site for activities not permitted in the Community Facilities Zone. Depending on the planned business activity an exemption for a Development Application may be possible where the effects of the activities would be minor or inconsequential. 

The site is fully fenced.  

The site includes a lockable storage shed approx. 50m2 and a three-bay carport attached to the shed.

The shed has three phase power installed.

The site is connected to town water and sewerage. There is no onsite toilet amenities, the successful submission would need to plan for toilet facilities to meet their business needs.

Access to the site is via a laneway off Dawson Highway.

Responsibilities/Costs of the Successful Submission

1. Public Liability Insurance of $20 million is a requirement for using this site, please submit your current Certificate of Currency with your submission or evidence of quote for Public Liability.

2. Reserve Site Rental rate will be $1.50/m2 ($3,750.00 inc gst/ year).

3. Electricity costs, council will provide you the NMI meter number to setup your account with Ergon.

4. Site Mowing, cleaning & general maintenance of the site and shed.

5. Removal of any business related waste.

6. Installing double layered green shade cloth along property fences to ensure your site use is not visible from neighbouring community locations.

7. A $500 fully refundable bond will be payable upon signing rental agreement, this is held for site clean up and repairs if the site is vacated and not left in a suitable condition.
